My family has 16+ acres in the Johnson Branch and we are interested in  the lease value of this land. Also what royalty % should we ask for?

We are are also searching for a good O&G Attorney to protect our interest. We are located out of state and could use the help.

Arthur, Johnson Branch Field in south Caddo Parish has very little unleased minerals.  Did you just recently acquire or learn of these minerals?  As to value, if indeed not burdened by a lease, the exact location would be important.  Do you have a description by section-township-range?

Thanks for the reply Skip. The site sec19-t16n,r15w. The land is inheirtance from our mother and we were made aware of the play by relatives in LA. We are behind and working hard to get up to speed on this. The land is not incumbered by any existing lease.

All taxes are paid and current.

As Jay states, and I expected, S19-16N-15W was drilled and production established in the early days of the Haynesville Shale Play, if not before.  It's Sunday morning and the state database is offline for maintenance.  The odds are you fit in one of two categories. 1) you own 16+ acres but do not own the minerals (mineral rights can be severed from the surface ownership) or, 2) you do own the minerals, are unleased and the well has not reached payout.  Under LA mineral law Chesapeake is not required to pay Unleased Mineral Interests (UMI) until a well has recovered its cost to drill and complete.

It's going to be interesting to see the production figures to date for the Venus well. Even more interesting what an attorney says. Nineteen acres of UMI revenue after costs could be a substantial sum. Or the well could be struggling yet to reach payout.

Skip, have you overlooked possibility #3? Mr. Newman and his folks could be unleased, the well has reached payout and they are not being paid. If they are unleased, then until the Newmans give the operator notice as required by LRS 30:103.1 they won't get a dime. This is perhaps the rock the operator is hiding under. Along with the rattlesnakes and copperheads.

Yes, that is a possibility. One that I will get to when we know the unit for the subject section.  I don't speculate too far out in front of the facts.  But then again that's a requirement because I make my living on providing facts and opinions based on data that can be independently verified.

It's a sub-par Haynesville Shale horizontal well drilled early in the play.  The Johnson Branch Field was an early area of development for CHK.  The well cost was $8,292.296.90.  The well probably has never paid out. 

Arthur, regardless of those facts you should pursue establishing your ownership interest in the unit and making sure that your ownership is clearly evidenced in the public records of Caddo Parish.  Once you have done that you can notice CHK and begin to get quarterly well reports.  Then you can learn to tract activity in that unit and surrounding area to see when CHK or some other operator plans to drill alternate unit wells.  That will happen at some time in the future.  Here is a link to the well file.

First of all, my family would like to thank all members of GHS for there information.

We have been working on this project for a while. Family members have been to the Caddo Parish Assessors office and filed the necessary documents for ownership of the property.

We have made CHK aware of our UMI claim. I will check with my Sister and make sure that we have filed the LRS30:103.1 notice. (Thanks Cheep Shot for that).

We need a O&G Attorney to work on leasing the mineral rights. Any reccomendations?

Arthur, the assessor deals with property taxes (surface ownership).  You need proof of mineral ownership filed in the public records with the Clerk of Court.

I second Skip's recommendation for Randy Davidson.  I worked with another Oil and Gas Attorney before I hired him and was not at all happy with the previous attorney.

We are going to have a family meeting soon and discuss the attorney situation. Some times comming from a large family has advantages and disadvantages. This is one of them.
