I was presenting a offer on behalf of Loutex-Sovereign, L.L.C, regarding a lease for 40 acre tract in Section 32-17N-3W, for $400 and 20% for the half that I own. Is that a good offer for that piece of land? I live in California and don't know what is going in there.

That is fairly ignorant from someone with so much experience.  Many of the leasing agents are working for brokerages contracted directly by the E&P Co.  There are some speculators, but if the lease is fair and the terms are agreeable the lessor doesn't have any control of who owns the lease or how much money the lessee makes on the lease, with an operator or a flipper. Is it preferable to lease directly with the operator? Sure! Unless, you own significant acreage they generally do not want to deal with you directly. That is what they pay brokers for. As far as the leasing agent giving you a lease in the E&P Co.'s name, Why? How does that benefit you?

After the wave of BKs and M&A that will happen over the next 12 months, I think some people are going to be disappoint in their plans of controlling their lease or operator.

As far as I can tell neither WRM nor MRD should have any problem with BK.  Either might make an attractive acquisition for the right company.

Lee, you are incorrect. They are still leasing in their major area of interest in Lincoln Parish, and paying good money for those leases. And no, quite a few mineral/royalty buyers are still working in the area.
