Permalink Reply by Skip Peel- Independent Landman on February 22, 2012 at 3:50pm EnCana (and any other energy company that operates, meaning drills wells) wants every square foot under lease in a unit that they can get at terms they consider reasonable. They don't wish to Force Pool the little guy and not get the benefit of his proportional production. Force Pooling is often misunderstood by mineral owners. It's prime purpose is to force parties with development rights (leases) to cooperate to produce the minerals. That's why Working Interests are charged risk penalties and unleased mineral interests (UMI) are not. LA mineral codes protect the UMI to a much greater extent than other states.
If you can get lease terms you find acceptable from Trinity, you can enter into a lease with them. However it is best where possible to be leased to the operator as that usually results in a better royalty percentage. Keep in mind that all operators must abide by the terms of your lease even it is not their lease. When your minerals are included in a unit and the unit operator has spud a well is an excellent time to negotiate a lease.
Permalink Reply by Mac on February 22, 2012 at 6:43pm The Lake Rosemound Field unit(DeLee property well) is directly above this new unit. They named this new field Bayou Sara Field. This well will be on what locals call Mulberry Hill - Spillman land in part. The 2 units touch each other on their North/South borders. There will be another unit, yet unannounced, due east on the John Willis property.

The EnCana rep doesn't know what he's talking about or he is purposely feeding you disinformation.
