I'm not sure that's their final offer. Should know in the next few days. They are in a hurry to get it. Questar has paid $500 a rod for smaller lines and ROW so $700 really isn't outrageous.

The permit is good for 6 months. So anytime between now and May. Or they can just let it expire without drilling. If there is a pad, that's a good sign that you've passed the ado stage.

Thanks for the friends request. This horizontal CV business is a puzzle to me. It may be significant, maybe not. I'm waiting to see what the pros have to say. The fact that The Baron finds it curious affirms my initial puzzlement but we need Jay in this discussion so no one spends too much time chasing phantom conspiracies.

I would have a lawyer review coal lease. Not much you can do about it now. My father leased it in the 70's. They only mined 21 acres because they wanted to cut a road deeper into the mine. Now they say they have no intention of mining further, but they won't turn back the lease,

In any event, the O&G company has only two years before its lease runs out and there are wells all around waiting on completion or pipeline(outside the mine). If the wells are good and I assume they will be since EOG, SWEPI and CHK have drilled and continue to drill even though not delivering gas yet.

My view is that it will get worked out, but will cost the O&G money.

Bacon, was the Questar deal for just a pipeline? Did you lease to STR? It contacted us re: a lease . . . And, I like STR because it's a producer, not a land grabber . . .

My lease with KCS/Petrohawk expires in September 2010. No one has approached me yet about top leasing or purchasing mineral rights. I have heard that companies were going to be top leasing, even talked to a Chesapeake landman about it. He just said he "wouldn't be surprised" if companies started to top lease.
