I'VE BEEN APPROACHED TO LEASE BY ENERQUEST LAND SERVICES TO LEASE... SHOULD I LEASE??

I have never heard of Enerquest Land Services and don't believe it's an operating company but I was approached to lease my acreage in DeSoto for $750.00 an acre + 1/5 royalty for 2 years plus an extension of 3 years. Should I lease?? Any recommendation about what leases are going for these days and if I should accept the offer will be appreciated... Thanks.

Thanks Skip. Do you have any comments about the leasing terms offered versus other companies that may be leasing in the area? Do you think the offer is any good? 

It's not a terrible offer but depending on your location and number of acres owned, it might be a little low. The bonus offer is quite aggressive.  It's hard to comment on the royalty without knowing your location and the target formation.  Without a section-township and range it's impossible to know what other companies might be making offers in your vicinity.

I would think the largest inland gas field in the US(which the Haynesville play was once called) would forevermore fetch a 1/4 royalty without to much haggling.All of Desoto parish should warrant a 1/4 regardless of formation sought.  JMO

What is Section, Township and Range? Also, a 1/4 royalty isn't an absolute given for all areas of Haynesville when considering the current price of natural gas.

I have experience with them.  They seem to be OK.  Your are right -- Enerquest is not an operator, They are a "Land Service" company, as the name says.  They are leasing for another company.

I suspected Enerquest might be involved in your area, Henry.  By all means share what we have discussed with MOL.

For an "all depths" lease in an area of the Haynesville Shale that was Core, Tier One or Tier Two I think a quarter royalty is warranted.  Note that some areas of DeSoto are Tier Three with the Logansport Field being a good example.  Although the Haynesville Shale is a world class gas field, the entire basin has been tested and it's not all the same quality rock.  There are significant variances across the play fairway.

Enerquest Land Service has now recorded 42 Memorandums of Lease in the public records of DeSoto Parish.  The area covered is generally from Rambin to Pleasant Hill.  I believe that the Area Of Interest extends somewhat further south into Sabine Parish.

Enerquest seems to be busy also in the Eagle Ford.  They had a meeting on 1/22/15 to drum up leases for the Eagle Ford.
