Can anyone clue me in on what the value of mineral rights would have been in Wilkinson County in 2005

William Howard Pritchartt may be able to give you a ball park figure. Howard is a GHS member and you may want to send him a friends request because I haven't seen him posting in a while.

I assume you are asking the value of non producing minerals. I would have personally paid no more than $200.00 per acre for 10 year term. Perpetual would be worth more depending on location and activity in proximity to the minerals offered.
P.S. The value stated would be the value in 2005 before the TMS insanity.

Thank you very much for the reply. Your assumption is correct, the area was non producing in 2005. I am curious though what the figure might have been for perpetual rights.

Frank that would be negotiable at least if I were buying or selling.  I hardly ever recommend selling perpetual but if the price is right everything is for sale.

I can tell you this, in that the recent values of minerals and royalties have been false based on the land grab of the TMS operators who are all gone but two that I know of being Sanchez and Encanna.

Sanchez is stuck on the Rosenblatt well and I highly doubt you will see Sanchez drilling any wells subsequent to the Rosenblatt.  I hear Encanna is cleaning up a unit to drill and is paying $200.00/acre lease bonus on the open acreage within the unit(s) to be drilled.

You are very welcome for my response.  Let me know if I can be of any further help if ever you need it.

Regards,

W. Howard Pritchartt III
