I live in Michigan and recently inherited some land in Claiborne Parrish (see below).  Does anyone here have property near me that has been leased?  If yes, at what terms?

 

Any and all assistance and information will be greatly appreciated.

Sec 29, T 20N, R 6W 1 acre
Sec 12, T 19N, R 7W 50 acres
Sec 4, T22N, R8W (undivided 1/2 interest of 60 acres)
Claiborne Parish

I have not yet been contacted with any lease offers. I just talked to the tax assessors office and they told me that when a company is ready to drill in your area they will contact you. Is this the standard procedure?  Please excuse my ignorance, I am glad I found this site.

On sec 29, T20 N R 6w , I don't know who you got this 1 acre from, I live next to this acreage and most, but maybe not all of this section is already under production. Is it Possible that you did not get any minerals with the ownership. Louisiana Conservation Dept shows 13 wells associated with this section some plugged and etc.
Unfortunately, I am clueless about any of the land that I inherited. How do I go about gaining more information? It does seem odd to have just one acre apart from the other sections.

Not sure about the leasing in your area but I did see drilling permits for two Lisbon Field wells on the DNR website. One was in Sec 17 T21N R4W(Smackover zones A&B), the other was in Sec 36 T21N R5W (Vaughn Sand).

what the tax assessor told you is correct: they will contact you if they want to lease your minerals. Contacting a company about leasing land that size would just indicate that you are motivated in the event they were interested.

Additional information on the lease offer:

"This lease is based on a $300 per net mineral acre bonus for a 3 year primary term with an option to extend the primary term 4 more years for 300 per net mineral acre and this lease provides for a 1/5th royalty."

SECTION 4 - TOWNSHIP 22 NORTH - RANGE 8 WEST

Is this a good lease and has anyone else received lease offers in this section?

I think there have been offers for a little more bonus and royalty in that area. I believe better tems as well. Aubrey Sanders Jr. might have more info. I think you might get more responses if you post in the Brown Dense forum. I was offered the same tems as you in Feb of 2011. I am in 6 23n 6w.

IMO it would be a mistake to attribute all the leasing activity in Townships 23N & 22N in Claiborne Parish to the Brown Dense. There are other companies with leasing efforts underway in this area and I doubt that their interest is the Brown Dense.

Michael, I don't have access to Claiborne Parish records at this time.  Miller Land Professionals appeared late in our discussions and generally further south than your location.  Since late June they have filed 19 leases or memos of lease in Union Parish in middle to lower section rows of 21N 4W & 3W.  They haven't assigned any of those leases to an operating energy company at this time.

Update:

I now have a lease contract for sec 4/22/8 @ 400 acre and 25% (not signed yet and negotiated up from 300/20%) and now have papers from Geokinetics for a seismograph survey @ 15 acre (also unsigned).  Is anyone else receving offers such as these?

Can someone read into this and give me an educated opinion as to how I should proceed?  I've looked at the archives and see that general consensus on the survey is 25 acre is the going rate, however these discussions are from 3-4 years ago and a different county. Is there a "going rate" for this area and for this time period?

The bonus and royalty are good offers based on your acreage.  The remaining lease terms are important also and should be taken into consideration.  The seismic permit offer is the usual.  You could negotiate and possibly get a little more but the dollar differential is inconsequential.  What is more important are the damage terms.

Thanks Skip, I value your opinion highly.  In fact I did have Randy Davidson (per your rec)review the original lease offer and he added additional clauses re damage, timber, water, etc. that was accepted.

Re the seismic permit, the payout is so low it would not benefit me to use an attorney.  Should I ask for higher per acre and what types of clauses should I include to mitigate damages possibly done to the land or timber?
