Hi Rick, I'm new to this site and doing alot of listening for now. Samson contacted me about 15 days after they had started drilling, wonting to lease minerals on a small track that I own in the section. I agree with the comment the gentleman made a…

Olivia, I'm not a lawyer, but ... Before you cash any check that RR may give you for "delayed or forgotten" royalties, see a GOOD O&G lawyer. Non-payment may be sufficient grounds to break the lease.

Hey Cocodrie! No, my *immediate* family has not filed suit against River Rouge, though I believe some kinfolk have. When I was doing my Aunt's Estate back in 2003, we went to see River Rouge... They had been holding back all royalties for a period…

Our group (a bunch of cousins w/undivided interest) is about to file against them. River Rouge was all sweet and nice when we contacted them and pointed out that we had an interest in the land and that they couldn't just lease with one cousin. We go…

I was replying to AJO, something for nothing comment. I'm not understanding how it can be something for nothing. It's his minerals and his land, so how is it something for nothing?

By whom and which comment is ridiculous? My email said simply that you "replied to the discussion" (UNLEASED LANDOWNER IN N. DESOTO PARISH). I am a landowner and do have all mineral and surface rights - not a landman, and was hoping you had info tha…

Rick, I was just reading about your situation and was wondering how you were coming on your umo problem. I think I will be having the same type of trouble from Chesapeake on the section next to yours.

Rick, One word of advice... Don't use an out-of-state attorney. Two reasons... he/she won't be up on Louisiana Law. Also, he/she will not know about the way things are in the Haynesville Shale. For example, an out-of-state attorney may not realize a…

Profile Information

Summarize the last encounter you had with a landman/or landowner.
A landman from Classic Petroleum, Inc. named Michael Moreau from Lafayette, LA drove up my drive on April 16, 2008 while I was in my yard and got out with paperwork in hand; I met him in my driveway and he told me he was offering mineral rights leases of $300.00 per acre for Chesapeake Louisiana and that they had received commitments from most of my neighbors and were interested in leasing my land. He said he did not know if they would drill in our section but that "someone" had made a big discovery "somewhere" in the area and it sounded promising. I told him I would like to talk to some of my neighbors before leasing and he left the paperwork, thanked me for my time and drove off. Because of my work schedule and personal commitments, I was not able to visit with all of my neighbors; then, around May 15, 2008 Mr. Moreau called my home phone and left a couple of messages letting me know the 30 day lease signing date was near. I never signed and have not heard from him nor anyone else with any other company since. My neighbors to my immediate west have a drilling rig setting up on their property as I write this, Thurs. July, 10, 2008; less than 4000 ft. from my back door. Papers that I recently received from Blanchard, Walker, O'quin & Roberts Law Corp. indicates that it is the Chesapeake Operating, Inc.-Nelson 18H No.1 Well for unit HA RA SUJ Caspiana Field; they start drilling this week. I don't know what my rights are or what to expect in the future if they make a producing well, if anyone can offer any advice I would appreciate it. Thanks

The little hairy fellows are my youngsters. All the others are offspring of brothers and sisters. While I do love the little jokers, I love it even more when they climb in mom or dads car and go back home (LOL). They all are quite the handfull of life. My wife and I just never felt secure enough about the current times to ever take the huge step of bringing children into this world. At times I feel that we may have been a little too selfish with ourselves to share ourselves with a child but no real regrets as of yet. My siblings have always been plenty fertile enough to keep screaming youngsters around the house in the times that I felt like sireing. Didnt take too long for Uncle Snake to get his weekly dose of "Fatherhood" tending to others kids. (LOL)

While I have no children of my own , I fully understand your point about your daughter and son-in-law. Family is what keeps me going. I am so blessed to have a rather large family that still eats at moms house every Sunday after church. We will usually disagree about something before dessert hits the table but thats what makes my family special to me.Nothings off limits but at the end of the day we are still family and would do anything in the world for each other.

My Pastor was preaching the other day about being so ready for Heaven. I just couldnt make myself get on board with what he was saying.Dont get me wrong , Heaven is certainly where I am going to spend eternity but I aint ready to go.The more he preached the more unsettled I became. Then it finally dawned on me that he doesnt have any family left. Outside of his church family hes the only one left.At that point I understood a little better about his being in such a hurry.Still wasnt in a hurry myself but now I understood. God , in all of his power and mighty wisdom , gave us loved ones to help us bide or time with until he was ready for us. The truely blessed just have longer with their loved ones then others do.
I truely hope that this season finds you well and that the time you are able to spend with your loved ones will be splendid and tide you over until their next visit. Have a great one Rick ! And may the Creator of this beautiful universe show his face fully, before every knee has to bow before him..

Hey Rick,

It is nice to hear from you again. I was over your way at about 10:00 a.m. this morning. I just went to see if the rig was still up and I did not see one. I turned around at the next driveway past the Nelson's.
Anyway, here is the only Chesapeake office number that I have: (405) 848-8000. When the receptionist answers the telephone, I just ask for David Luke who handled my lease negotiations from time to time. I believe that he is in the in-house landman department but he may be able to point you in the right direction as to who you really need to speak to.

The website that I used when I sent in my leasing inquiry was www.chk.com. At that time, the website did not have a section devoted to lease inquiries so I believe that I clicked on "owner relations" and sent in my info that way. The next morning, I received a telephone call from David Luke.

What I found out from using their website, is that even though you may not be sending in your email under the correct category, that someone at Chesapeake will read it and refer you to the correct department.

Go to the website and to "well owner relations" then "well owner contact information". There is a listing there which has their mailing address, fax numbers and email addresses.

I would send an email but most importantly, I would send a certified letter (return receipt requested) to the address lised on the page. In my letter, I would include my full name address phone number section, township, range, amount of acres, serial number of existing well. I would also include your desire to either remain unleased or if you wish to begin lease negotiations.

If you have not received a response with 15 days of your first CERTIFIED letter, do it again, certified. I would give them a reasonable amount of time to respond but not let it drag on for 6 months if they do not respond to your written requests for information. After a month or so, then it may be time to start to pay an attorney.

If you want the landman outfit that I also handled my lease, they are out of Lafayette and just let me know. I hope that you get the outcome in which is most favorable to you and your family.

Rick,
They took down the drilling rig of Nelson 18. Now it looks like they are putting in another rig in that section.
Do you have any scuttlebutt on that?

Rick,
I don't live in the area, I only own land there. My property is at Sabine Natchitoches parish line on Hwy 120.
The last I heard was the gas companies were not leasing any more. I believe it was just a way to stop some of the locals from fliping the leases.
I'm having a hard time myself finding information in my area. I understand they might be planing to drill in my section but I have no idea how to find out.

Hey man, it's good to hear from you this morning. The well they are drilling outback is the Nelson 18-H-1, it is owned by the John Nelson family, which everyone around here and probably down your way too knows. They are just regular country folks but at one time the family owned almost all of section 18, and still own a large part of it. They apparently leased a couple of years ago and Chesapeake bought the lease from some smaller company and jumped on drilling since it JUST HAPPENED to be right in the middle of this thing. They got off cheap on upfront money but the family will no doubt be richer soon. I thought the over 6000 ft sounded like a long horizontal too, but in their recent webcast, the CEO of CHK said they have already discovered that longer is better in the HS and that they will go several thousand feet in all future wells and will frac at least 6, 8 or mores areas in each well; according to their stats this increases the well's production from 4-5 mcf to 12-16 mcf in EVERY well they tried it in so far, so I say shoot on man.
I know there are alot of folks all over N.LA that did just like you, and I probably would have to at the time if I would have had more land because 100-200 was the normal going price, but fret not, just look around on this site at some of the calculations some of the oilmen on here have made and you'll see that the royalties will catch you up on what you missed on the bonus. One guy figured at just 4 mcf and & 8.50 a mcf and I think 20% for just 1 acre and it came to $12.50 per day, then times 365, so with most of these wells projected at 3-4 times that daily, it'll add up. Then times your 120 acres, and also CHK said that they will be drilling 8 wells to a section, so then times 8, and you can get rich quick! I put it to a calculator and it was unbelieveable.
I'm glad to hear that Jeff is OK, I would like to be able to hear from him and see him and he has a beautiful neice that just got married who had NO family members at her wedding that would like to hear from him too. Man, mine and his and HD's situation has just got sadder and worse over the years and I try to not let it bother me, but it's hard not to at times. I know mama would be devestated by it all but I can't do much to change them, I go to church 3 times a week and serve as an usher and work hard and try to live right and I pray for them daily but the Word says to love and try to help your brother but if they refuse to accept and choose to be ignorant, then let them be ignorant, but don't let it stop you from believing and serving and that is what I have to try to do.
Take care, I have to head to work, I'll check in later.

What is the name of the well in your back yard.......that is a pretty long horizontal section.....if its all in the HS we might be seeing it on the news...(you hope so ..anyway!!).
No news from ken yet....so I don't think he has signed yet..
My land has a 2 yr. extension for $25 per acre yes you read that right 100 quarters per acre.. We also have 3.19 acres up here in stonewall...same deal....
This will be the longest 27 months known to mankind.

I found your little brother....he is in natchtioches... and looks good...and is part owner of the cotton seed mill..(by nsu)...he is working there everyday tearing down the plant and selling the scrap....copper, bricks, iron...augers...pipe etc...
He says its a gold mine....they bought it at an auction for a few thousand dollars...and have made several times that already.......He was upbeat and his old self and talked to me like I didn't know he probably had a pretty rough last few years.......KT
